What a Barndominium Kit Covers, and What It Leaves Out
Barndominium kits in Arkansas are a popular way to start a barndo, because a kit ships the frame, roof and wall steel to your land as a package. We help you choose a package that fits your floor plan and your site, then pour the slab, erect the kit and dry it in.
A kit is not a house
HomeGuide prices a prefab barndominium kit at about $20 to $35 per square foot for materials alone, and $30 to $50 per square foot with on-site assembly. Its numbers exclude site prep, the foundation, utilities and every interior finish. HomeBlue's Conway figures say the same thing: a $20 to $35 per square foot kit covers shell material only. A budget that covers only the kit leaves the rest of the house unfunded. Our estimate puts the kit next to everything else it needs.
Steel frame or post-frame
Kits come in two broad types. Red-iron steel kits use rigid steel frames and allow wide clear spans for shops. Post-frame (pole barn) kits use wood posts and trusses and make it easy to fasten interior walls and trim. We look at your floor plan, shop needs and budget and tell you which fits, rather than forcing one system on every job.
Matching the kit to Arkansas conditions
A kit must be engineered for the place it stands. Little Rock's design criteria, for example, call for a 115 mph wind speed for ordinary homes and a 10 psf ground snow load, and other jurisdictions publish their own values. We make sure the package is ordered with the loads for your county, and with anchor bolt layouts that match the slab we pour. Tornado exposure is real here: the University of Arkansas extension service counts about 33 tornadoes a year on average from 1981 to 2010.
Kit erected by us, interior finished by you or by us
Some owners want us to take the kit to a dried-in shell and then finish the inside themselves; others want it turnkey. Both are fine. The estimate shows the shell stage and the finish stage on separate lines so you can decide.
What to check in a kit quote
Kit quotes are hard to compare because each supplier draws the line in a different place. Some include doors, windows, gutters and insulation; others ship only frame, purlins, panels and trim. Before you buy, we read the quote line by line and flag what is missing: anchor bolts, wainscot, ridge vents, walk doors, overhead doors and the engineering stamp if your city or lender needs one. That review is free with an estimate.
Timing the order
Steel packages take time to fabricate and ship, and a kit sitting on bare dirt in an Arkansas spring is a problem. We set the delivery date after the slab is poured and cured, so the bundles land on a finished pad and erection starts right away.
Kit Package Options
What we help you choose and install:
Red-iron steel kits
Rigid steel frames for wide clear spans, tall sidewalls and large shop doors; a fit for equipment and RV bays.
Post-frame kits
Wood post and truss packages that make interior framing, trim and wall hanging simpler in the living area.
Shell-only erection
We set the frame, roof and wall steel, doors and windows on your slab and leave the interior for you.
Kit to dry-in
Erection plus roofing, trim, exterior doors, windows and insulation so the building is closed to the weather.
Porch and lean-to add-ons
Wraparound porches, carports and lean-tos ordered with the kit so the steel and trim match.
Package review
We check loads, anchor bolt plans, door openings and insulation in a kit quote before you buy.

Barndominium Kits Questions
Can I buy a barndominium kit and have you put it up?
Yes. We can erect a kit you have bought, after reviewing its drawings, loads and anchor bolt plan, or help you choose one. We also pour the slab it sits on.
What does a barndominium kit include?
Usually the frame, roof and wall panels, trim and fasteners, and sometimes doors and windows. HomeGuide notes kit prices exclude site prep, foundation, utilities and interior finishes, so plan for those separately.
Is a steel or post-frame kit better?
Neither is right for every job. Steel frames suit wide shop spans and tall doors; post-frame makes interior finishing simpler. We recommend one after seeing your plan and site.
How much does a 40x60 barndominium kit cost?
HomeGuide lists a 40x60 unfinished kit at about $72,000 to $120,000. The finished home costs much more once the slab, site work, utilities and interior are added. Your written estimate is the price.
Do barndominium kits need a permit in Arkansas?
If your city enforces the residential code, yes. Rules for unincorporated land vary, so confirm with the county. Either way, a septic permit is usually needed. We check your parcel.
