Searcy and the Second-Largest County in Arkansas

Barndominium builders in Searcy have a lot of room to work with. Searcy is the seat and largest city of White County, which covers 1,042 square miles and is the second-largest county in Arkansas by area. The city sits at about 245 feet, and its old river landing, Searcy Landing, is on the Little Red River. Harding University, which moved to Searcy in 1934, has more than 6,100 students.

Growth here has been steady rather than explosive. Searcy had 22,858 residents in 2010 and 22,937 in 2020, essentially flat, but the estimate for 2025 is 24,351, about 6.2 percent higher. White County went from 77,076 people in 2010 to 76,822 in 2020, with a 2025 estimate of 80,085. Plenty of land around a county seat with services is a good setup for a barndominium on acreage.

The City Permit Process, Step by Step

Inside the city, Searcy's Planning & Development department oversees Permits & Inspections. The city's permit page is unusually clear about the sequence:

1. A building permit is required to erect, alter or enlarge any structure, and there is a separate Accessory Building Permit Application for shops and outbuildings. 2. Work may not begin until the permit is paid for and approved. 3. Electrical, plumbing and HVAC work each have their own permit applications. 4. All inspections must be requested and performed before work is covered by insulation or finish materials. 5. A final inspection is required before occupancy.

Step 4 matters for a barndominium. Spray foam goes on early in a metal-framed home, so framing, rough electrical and rough plumbing inspections need to be scheduled and passed before the foam crew arrives. We build those inspection holds into the schedule.

Floodplain development permits

The City of Searcy also has a Floodplain Development Permit application. With the Little Red River and its tributaries nearby, we check flood mapping for any lot before setting the finished floor elevation.

Out in White County

White County includes Beebe, Bald Knob, Bradford, Judsonia, Kensett, Pangburn, Rose Bud, Garner, Griffithville, Higginson and McRae, plus unincorporated communities such as Albion, Center Hill, Four Mile Hill, Joy, Liberty Valley, Providence, Romance and Walker. Protected lands include the Bald Knob National Wildlife Refuge and the Henry Gray/Hurricane Lake Wildlife Management Area. Rural tracts mean planning a well, a septic system, a long driveway and power service as part of the project.

Septic and wells on rural acreage

Arkansas septic rules require a permit from the Department of Health or its authorized agent before any system is built. Wells must sit at least 50 feet from any lot line and 100 feet from any septic system on the same or neighboring lots, and the septic system must stay 100 feet from any domestic water source and 10 feet from the house and property lines. Required depths of good soil above bedrock or a seasonal water table are measured from the bottom of the trench, so shallow rock or a high wet-season water table can rule out a standard field.

Climate and Storm Planning

Searcy's climate table lists 51.84 inches of precipitation and 1.8 inches of snow a year, average highs of 72.3 degrees F and average lows of 51.3 across the year, a record high of 115 and a record low of minus 20. Those extremes are wider than many people expect, which makes insulation and HVAC sizing a real design decision.

White County recorded 37 tornado events and 60 deaths from 1950 through 2016, according to a UA Cooperative Extension fact sheet that also says a storm cellar or safe room offers the strongest protection. Adding a reinforced safe room to the floor plan from the start is well worth considering in this county.
