Northeast Arkansas's Growth Center
Barndominium builders in Jonesboro are building in one of the fastest-growing places in Arkansas. Jonesboro counted 67,263 residents in 2010 and 78,576 in 2020, with a 2025 estimate of 83,296. Craighead County grew 15.3 percent over the same decade, from 96,443 to 111,231, and the 2025 estimate is 116,957. Home to Arkansas State University, founded as Arkansas State College in 1909, the city sits at about 276 feet atop Crowley's Ridge in northeastern Arkansas.
Craighead County's 2020 homeowner vacancy rate was just 1.8 percent, so few existing homes sit empty. For space, a shop or a few acres, the county's smaller places are worth a look: Bono, Brookland, Bay, Caraway, Monette, Black Oak and the area around Lake City, which serves as the county's second seat.
Ridge Land Versus Delta Land
Crowley's Ridge is the county's most prominent landform. The Encyclopedia of Arkansas explains that it has a core of ancient marine deposits capped with river sand and gravel, later built up by wind-blown loess, a fine glacial silt laid down about 20,000 to 30,000 years ago. The ridge generally rises less than 200 feet above the surrounding Delta, runs more than 150 miles long and ranges from half a mile to 20 miles wide.
That gives Jonesboro buyers two very different kinds of building sites:
On the ridge, soils are deep, well-drained loess under upland hardwoods. Drainage is generally good, and we still stabilize and seed cut slopes, driveway ditches and the ground around a new slab quickly after grading.
Off the ridge, the Delta is extremely flat, with only a few feet of local relief. Here the concern flips: water does not leave quickly, so pad height, ditches and the seasonal water table matter most. The St. Francis River runs near Lake City and the Buffalo Island area to the east.
Jonesboro's Tornado Record
Jonesboro has been hit hard more than once. An F4 on May 15, 1968, destroyed 164 homes and killed at least 34 people. Another F4 struck shortly after midnight on May 27, 1973, killing 3 and injuring 289. On March 28, 2020, an EF3 badly damaged The Mall at Turtle Creek. That record argues for building a safe room into a new barndo from the start. A reinforced room poured with the slab can serve as a closet, pantry or office day to day.
Cold Snaps and Hot Summers
Jonesboro's climate is colder in winter than central and southern Arkansas. The 1991-2020 normals show about 3.9 inches of snow a year and a record low of minus 18 degrees F, with a record high of 116. Annual precipitation is 52.02 inches over about 103 rainy days. For a steel building, that range means:
- Continuous insulation that breaks the thermal path through the steel, so walls do not frost or sweat.
- Air sealing at the eaves, base trim and large doors.
- HVAC sized for both 100-degree afternoons and single-digit nights.
- Water lines kept inside the conditioned envelope, away from exterior steel walls in the shop.
Septic on Rural Craighead County Land
Outside city sewer, Arkansas Department of Health rules apply. A Designated Representative evaluates the soil, a construction permit is required before work begins and is valid for one year, and the system needs an operation permit before use. On flat Delta ground, depth to the seasonal water table is often the deciding factor, and lots of 3 acres or more have slightly shallower minimums than smaller lots. Wells must sit at least 100 feet from any septic system and 50 feet from the property line.

Jonesboro Questions
Is it better to build on Crowley's Ridge or in the flats?
Each has trade-offs. Ridge loess is deep and well drained; Delta land is very flat and slow to shed water, so pad height matters more.
How cold does a Jonesboro barndo need to be ready for?
The record low is minus 18 degrees F, so insulation, air sealing and pipe placement should be planned for real cold.
Do you build in Bono, Brookland and Lake City?
Yes, across Craighead County and nearby.
How far does my well need to be from the septic system?
At least 100 feet under Arkansas rules, and 50 feet from the property line.
