Frequently Asked Questions
Barndominium Builders Questions
How much does it cost to build a barndominium in Arkansas?
It depends on size, site work and finish level. National guides such as HomeGuide and Angi publish typical ranges, and HomeBlue publishes Conway, Arkansas figures; we list those ranges, with sources, in the cost tables on our service pages. Your land, foundation, septic, finishes and shop space move the number, and your written estimate is the price.
Do I need a building permit for a barndominium in Arkansas?
It depends on where the land is. Cities that enforce the Arkansas Fire Prevention Code Volume III (the 2021 IRC) require permits and inspections. Rules for unincorporated land vary by county; a third-party summary says Washington County has no residential code there, but confirm with the county. A septic Permit for Construction from the Department of Health is still needed on most rural lots. We check your parcel's rules before pricing.
Can I put a septic system on my land?
Usually, but the soil decides. The Department of Health evaluates at least two soil pits per site, and lots that do not meet the minimum soil criteria must be three acres or larger. Some poor-soil sites need an alternate system. Wells must be at least 100 feet from any part of the septic system.
Can you finance a barndominium in Arkansas?
Yes, though it takes more preparation than a standard house. HomeGuide notes barndominiums can be hard to appraise and that farm credit lenders are often more willing to lend. Lenders typically want floor plans, a supply list, utility details and contractor bids. Our written estimate and plan set are built to support that package. We do not provide financing ourselves.
How long does a barndominium take to build?
Farm Credit lender AgSouth says barndominiums can typically be built in a year or less when the resources are in place. Permits and septic approval, weather, site prep and how much interior finish you want are the main variables. We give you a schedule with the estimate.
Are barndominiums safe in Arkansas tornadoes?
A barndominium is only as strong as its engineering and anchorage. The University of Arkansas extension service notes that wide, free-span roofs are especially vulnerable in tornadoes and that storm cellars and safe rooms offer the most protection. We plan the frame for your site's design wind speed and can build an interior safe room.
Do you build on land I already own?
Yes. We build on your land or land you are buying. We do not sell lots. If you are still shopping for land, call us before you close so we can look at soils, access, flood zone and septic potential.
What do I need to start?
The county and location of the land, approximate acreage, a rough size and floor plan idea, how much shop or garage space you want, and your timeline. A site visit and a written estimate come next.
Barndominium Kits Questions
Can I buy a barndominium kit and have you put it up?
Yes. We can erect a kit you have bought, after reviewing its drawings, loads and anchor bolt plan, or help you choose one. We also pour the slab it sits on.
What does a barndominium kit include?
Usually the frame, roof and wall panels, trim and fasteners, and sometimes doors and windows. HomeGuide notes kit prices exclude site prep, foundation, utilities and interior finishes, so plan for those separately.
Is a steel or post-frame kit better?
Neither is right for every job. Steel frames suit wide shop spans and tall doors; post-frame makes interior finishing simpler. We recommend one after seeing your plan and site.
How much does a 40x60 barndominium kit cost?
HomeGuide lists a 40x60 unfinished kit at about $72,000 to $120,000. The finished home costs much more once the slab, site work, utilities and interior are added. Your written estimate is the price.
Do barndominium kits need a permit in Arkansas?
If your city enforces the residential code, yes. Rules for unincorporated land vary, so confirm with the county. Either way, a septic permit is usually needed. We check your parcel.
Barndominium Floor Plans Questions
What is the most popular barndominium size?
A 40x60 is a common starting point, giving about 2,400 square feet to split between living space and shop or garage. Smaller 30x40 plans and larger 50x80 plans are common too. The right size depends on your family and budget.
Can you build from a floor plan I found online?
Usually, yes. We review it for your site, loads and septic layout and adjust where needed, then price it line by line.
How much does a barndominium floor plan cost?
HomeAdvisor lists floor plans at about $50 to $2,000. Engineered drawings, if your city or lender requires them, are a separate cost. Your written estimate is the price.
Should my plan include a safe room?
In Arkansas it is worth considering. The University of Arkansas extension service says storm cellars and safe rooms offer the most protection in a tornado, and notes the state's emergency management department may offer funding for safe rooms.
Do I need stamped plans in Arkansas?
That depends on your city or county and your lender. Cities that enforce the residential code review them; county rules for unincorporated land vary, so confirm with the county. We check before drawings are finalized.
Shop Houses Questions
What is a shop house?
A shop house is a building that combines a workshop or garage with living quarters, usually under one steel or post-frame roof. It is one of the most common kinds of barndominium.
How big should the shop be?
Size it from the largest thing you will park or work on, plus room to walk around it and open doors. RVs and boats on trailers need length; tractors and lifts need width and height.
Can I run a business out of my shop house?
Often, but rules vary. Some cities restrict home businesses or require a separate permit, and some counties have few rules. Ask us to check your parcel.
Can the living quarters go upstairs?
Yes. A loft or second-floor apartment over part of the shop keeps the slab smaller. Stairs, fire separation and HVAC are planned in.
Does a shop house cost less than a house plus a separate shop?
Often, because one roof, one slab and one set of utilities serve both uses. The exact savings depend on your plan, and your written estimate is the price.
Metal Building Homes Questions
Do metal building homes sweat?
Bare steel will collect condensation when humid air meets cold metal. Proper insulation, usually spray foam on the steel, plus air and vapor control prevents it.
Are metal homes hot in Arkansas summers?
Not when they are insulated and sealed properly. The roof and walls are separated from the living space by insulation just like a wood-framed house, and light-colored panels help.
How long does a metal building home last?
HomeGuide lists barndominium lifespans at 50-plus years. Upkeep of the steel exterior is mostly washing and checking fasteners and trim.
Can a metal building home get a normal mortgage?
Sometimes, but appraisal can be hard where there are few comparable sales. HomeGuide notes farm credit lenders are often more willing to lend. Detailed plans and an itemized estimate help.
Is spray foam required?
Not always, but it is the most common way to stop condensation on steel. Insulated panel systems are another option. We recommend one in the estimate.
Barndominium Homes Questions
Is a barndominium cheaper than a regular house in Arkansas?
Often. HomeGuide lists Arkansas barndominiums at $60 to $149 per square foot and traditional homes at $180 to $280. Finishes and site work narrow the gap. Your written estimate is the price.
Do barndominium homes hold their value?
Resale depends on location, finish and how many comparable sales exist nearby. A well-finished barndo on good land can appraise well, but appraisers in areas with few barndo sales may struggle to find comps.
Can a barndominium look like a farmhouse?
Yes. Wainscot siding, porches, gable accents and window trim give a steel building a farmhouse look.
How long does it take to build a barndominium home?
AgSouth Farm Credit says a barndominium can typically be built in a year or less when the resources are in place. Septic approval, weather and finish choices are the main variables.
Do you handle the septic system?
We plan the house around the septic area and coordinate the work. The system itself is designed and permitted through the Arkansas Department of Health process.
Custom Barndominiums Questions
What makes a barndominium custom?
A custom barndominium is designed for a specific site and owner instead of built from a stock plan. Walkouts, unusual rooflines, mezzanines, glass walls and special shop features are common.
Can you build a barndominium with a basement in Arkansas?
On the right site, yes. Hillsides suit walkout basements. Rock depth and drainage decide the cost. HomeGuide lists basements at $35 to $50 or more per square foot before finishing.
What does rural site prep cost?
HomeGuide says developing a rural lot with utilities, clearing and road access can run up to $75,000. Most sites cost less, and we price yours after walking it.
Do I need a septic permit on 10 acres?
The Arkansas Department of Health exempts a single residence on ten or more acres when all parts of the system are more than 200 feet from any property line, but the system must still meet state requirements. Smaller lots need a permit.
How do I start a custom design?
Send the land location, acreage and your wish list. We walk the land, then draft a layout and a line-item estimate.
