Room to Build Around Magnolia
Barndominium builders in Magnolia find a county seat with land on every side and little competition for it. Magnolia is the seat of Columbia County, north of the county's center in southwest Arkansas, about 50 miles east of Texarkana, about 75 miles northeast of Shreveport and about 135 miles south of Little Rock. The city had 11,162 residents in 2020 and an estimated 10,660 in 2025.
Magnolia was founded in 1853 and incorporated in 1858. Southern Arkansas University began here in 1909 as the Third District Agricultural School. Oil arrived in March 1938 with the Barnett No. 1 well, and today Albemarle's bromine products division has two facilities near town; Columbia County and Union County together hold the largest bromine reserve in the United States.
Columbia County by the Numbers
- Area: 767 square miles, 766 of them land and only about 0.1 percent water.
- Population: 22,801 in 2020, down from 24,552 in 2010.
- Housing: 10,999 units in 2020, with 17.4 percent vacant and 67.4 percent of occupied homes owner-occupied.
- Neighbors: Webster and Claiborne parishes in Louisiana lie to the south and southeast.
A slowly shrinking population and a fairly high vacancy rate point to a county where land is available. For someone who wants a home with a shop, space for equipment or a few animals, that is the appeal. Rural tracts near Emerson, McNeil, Taylor and Waldo and along the county roads around Magnolia are the kind of places where a barndo makes sense.
How a Septic Site Gets Approved
Almost every rural Columbia County barndo will need an onsite wastewater system, and the approval process follows Arkansas Department of Health rules. Here is the order of events, so you know what to expect.
Step one: soil pits
The rules require at least two soil pits, one in the primary absorption area and one in the secondary, or backup, area. A Designated Representative performs the evaluation; only one who has passed the soils portion of the testing can size a field from seasonal water table data.
Step two: percolation testing, when used
Where a perc test is part of the evaluation, the rules call for at least three test holes over the primary area and one in the secondary area. Standard holes are 18 inches deep and 12 inches in diameter, saturated for at least four hours (preferably overnight), and the water drop is measured over 30 minutes. Soil that takes longer than 75 minutes per inch is unsuitable for a standard system.
Step three: the construction permit
Once a design is approved, the construction permit is valid for one year, and construction must begin within that year or the permit must be re-validated. If you are timing a land purchase, the slab pour and the septic work, that one-year clock is worth tracking.
Step four: placing the well
Many rural homes here will also have a private well. Arkansas rules put a well at least 50 feet from any lot line and 100 feet from the septic system on its own lot and from systems on adjacent lots. On a narrow tract, the well and the drain field often end up at opposite ends with the house between them.
Soil and the Slab
The Arkansas Geological Survey's map of the highly expansive Porters Creek Clay follows the Fall Line from just south of Hope to near Arkadelphia, northwest of Columbia County. That does not make every Magnolia lot trouble-free. Any clay that shrinks and swells with moisture can crack a slab if it is ignored, and the Survey points out that many such problems can be handled with engineering before construction. We base the slab design on a soil test for your site.
Rain, Heat and the Metal Envelope
Magnolia's climate table lists about 56.31 inches of precipitation a year and only 1.7 inches of snow, with an average temperature around 64 degrees F. That is a lot of water to move off a large metal roof. We plan gutters and downspouts with real capacity, grade the pad so water leaves the slab edge and keep shop doors and slab elevations above the surrounding yard. Inside, humidity control matters as much as cooling: insulation that keeps warm, damp air off the steel, sealed penetrations and an HVAC system sized to handle moisture as well as heat.
