Paragould: A Ridge Town With Room Around It

Barndominium builders near Paragould find a growing county seat with farmland on every side. Paragould is the seat of Greene County and the 15th-largest city in Arkansas, at about 289 feet on the eastern edge of Crowley's Ridge, the long upland that stands out from the flat Arkansas Delta. The name blends two railroad men, J. W. Paramore and Jay Gould, whose lines crossed here in 1882.

The city has been adding people steadily: 26,113 residents in 2010, 29,537 in 2020 and an estimated 31,135 in 2025. Greene County grew from 42,090 to 45,736 over the same decade, with a 2025 estimate of 47,411.

Greene County at a Glance

  • Size: about 580 square miles, nearly all land.
  • Housing: 19,159 units in 2020, 7.8 percent vacant; 65.6 percent of occupied homes were owner-occupied, with a homeowner vacancy rate of 2.0 percent.
  • Towns: Paragould, Marmaduke, Delaplaine, Lafe and Oak Grove Heights.
  • History: Gainesville served as the county seat until 1883.

A low vacancy rate and a high share of owners point to a county where people stay put and build. For anyone wanting a shop house on acreage, that usually means looking at raw land and building new.

Roads That Decide Where People Build

US 412 and US 49 cross just west of downtown. US 412 runs 9 miles east to the Missouri line and 26 miles west to Walnut Ridge. US 49 runs about 20 miles southwest to Jonesboro and 32 miles northeast to Piggott. Memphis is about 82 miles southeast. Land along those corridors gives the easiest commute, including for anyone who works in Jonesboro and wants more room.

Building on the Edge of Crowley's Ridge

The Encyclopedia of Arkansas describes Crowley's Ridge soils as deep, well-drained loess that supports upland hardwood forest, unlike the bottomland forests of the Delta beside it. Paragould's position on the ridge's eastern edge means a short drive can take you from rolling, wooded ridge ground to dead-flat farmland. Ridge sites usually drain better; flat Delta sites usually offer easier clearing and grading but call for a raised pad and good ditching. A barndominium works on either, but the site work is different, and we price it separately so you can compare tracts.

Well and Septic Spacing

Rural Greene County lots typically need a private septic system and often a well. Arkansas Department of Health rules set the spacing:

  • A well must be at least 50 feet from any lot line and 100 feet from any septic system, including a neighbor's.
  • The septic system must be 100 feet from any domestic water source and 10 feet from the house, other buildings, property lines and water service lines.
  • A septic system must be 100 feet from a sinkhole and 50 feet from a pond on the same property.

On a long, narrow tract, the well and septic often end up at opposite ends, with the house between them. We put all of it on one site plan before the floor plan is finished. The septic construction permit is valid for one year, and the system needs inspection and an operation permit before you move in.

Winter Numbers for a Metal Home

Paragould's January lows average 28.2 degrees F, and the record low is minus 14. July highs average 89.8 with a record of 108. Precipitation runs about 51.74 inches a year, with around 2.5 inches of snow. That calls for continuous insulation, careful air sealing around big shop doors, and plumbing kept off exterior steel walls, so a cold week does not become a frozen-pipe repair.

Paragould Questions

How far apart do the well and septic need to be on my Greene County land?

At least 100 feet under Arkansas rules, and the well must also be 50 feet from any lot line.

Is ridge land or flat land better for a barndo near Paragould?

Both work. Ridge loess usually drains better; flat Delta land is easier to clear but needs a raised pad and good ditches.

Do you build toward Marmaduke, Lafe and Oak Grove Heights?

Yes, across Greene County and down toward Jonesboro.

What do I need to do so pipes do not freeze in a steel home?

Keep plumbing inside insulated interior walls, use continuous insulation and seal around large doors.
