A Railroad Town That Became a Commuter Town
Barndominium builders looking at Beebe are looking at a town that nearly doubled in size in twenty years. Beebe counted 4,930 residents in 2000, 7,315 in 2010 and 8,437 in 2020, and the Census estimate for 2025 is 9,377. The town was incorporated in 1875 and takes its name from Roswell Beebe, the railroad executive who brought the line through, and Union Pacific tracks still run through the south and east sides of town. What changed the math for buyers is the highway. The four-lane US 67/167 freeway that passes Beebe became Interstate 57 on November 7, 2024, linking the town to Little Rock to the southwest and Searcy to the northeast, while US 64 heads west toward Conway, about 35 miles away.
That kind of access makes a few acres outside Beebe a practical place for a barndo: a home with real shop space, room for a trailer or a tractor, and a reasonable drive to work. Beebe sits at about 249 feet in southwestern White County, in Union Township, and the town is home to Arkansas State University-Beebe, which began in 1927 as the Junior Agricultural School of Central Arkansas.
The County Around Beebe
White County is big. At 1,042 square miles it is the second-largest county in Arkansas by area, and its seat is Searcy, to the northeast along I-57; Searcy Regional Airport is about 15 miles northeast of Beebe. The county counted 76,822 people in 2020, and the Census puts the 2025 estimate at 80,085. Of the 33,270 housing units counted in 2020, 67.5 percent of occupied homes were owner-occupied, and 10.7 percent of all units were vacant. Lonoke County lies to the southwest, Faulkner to the west and Prairie County to the southeast, so a Beebe search for land often spills across county lines. Which county your parcel is in decides whose rules apply, so that is the first thing we pin down.
A Pre-Purchase Checklist for Beebe-Area Land
If you have not closed on land yet, a few questions will save you trouble later. Before you sign:
- Inside or outside town limits? A lot inside Beebe is under city rules; a tract down a county road is not.
- Deed restrictions or HOA covenants? Some rural subdivisions limit metal siding, home size or outbuildings. Read the recorded restrictions, not just the listing.
- Is there sewer, or will it be septic? Most acreage means septic, and that means soil testing before you commit to a house location.
- Where would a well go? A well needs room from the septic system and the property line (details below).
- Road frontage and drainage. A driveway crossing a ditch may need a culvert, and low corners of a pasture are poor spots for a slab.
Perc Holes, Soil Pits and the 75-Minute Line
Arkansas Department of Health rules govern septic systems on rural lots, and they put a lot of weight on the soil itself. A septic site is evaluated by a Designated Representative, such as a registered engineer, land surveyor, master plumber or registered sanitarian. When percolation testing is used, the rules call for at least three test holes over the primary absorption area and one more in the backup area. Soil that percolates slower than 75 minutes per inch is considered unsuitable for a standard system. If your Beebe tract fails that test, it does not automatically mean no house; it usually means a different system design, a different spot on the property, or a larger lot.
Lot size matters in those rules. For lots under 3 acres, the minimum depth to a seasonal water table is stricter than for lots of 3 acres or more. If you are deciding between a 2-acre and a 3-acre tract outside Beebe, that line is worth knowing before you buy.
Once a system is approved, a construction permit is good for one year, and the system cannot be used until it is inspected and an operation permit is issued. We schedule slab work so the drain field location is settled first.
Storm Planning: What 1999 Showed
Beebe knows tornadoes firsthand. In January 1999 a tornado destroyed nearly complete new school buildings and historic homes around downtown. A barndominium's clear-span frame and large wall panels are engineered for wind loads, but no house frame is a substitute for a shelter. The simplest time to add a reinforced safe room is while the slab is being formed, when it can be poured with thickened edges and anchored walls instead of retrofitted later. We price that option on every Beebe estimate so you can decide with the numbers in front of you.

Beebe Questions
My land near Beebe failed a perc test. Can I still build?
Often, yes. A failed standard test usually points to an alternative system design, a different location on the tract, or more acreage. A Designated Representative can tell you which options the soil allows.
Does it matter if my tract is 2 acres or 3 acres?
For septic it can. Arkansas rules set stricter seasonal water table depths for lots under 3 acres than for lots of 3 acres or more.
Do you build toward Searcy, Cabot and Conway from Beebe?
Yes. Beebe sits where I-57 and US 64 meet, so we plan builds across southwestern White County and into neighboring counties.
Can a safe room go inside a barndominium?
Yes. It is easiest to pour and frame one with the slab, and we include it as a line item when you want it.
